THE OPPORTUNITY

PS&S provided LEED Commissioning (Leadership in Energy and Environmental Design) for a complex of two new office buildings and a parking garage on a pharmaceutical campus.  The office space totals over 300,000 square feet and the free-standing pre-cast concrete parking structure holds over 1,000 cars on six parking levels within 370,000 square feet.  LEED is a rating system that sets criteria for facility design.

 

THE CHALLENGE

Developed by the U.S. Green Building Council (USGBC), LEED helps building owners and operators be environmentally responsible and use resources efficiently.  An integral part of the LEED process is project commissioning. Commissioning, the process of verifying that installed equipment and systems meet the intended design criteria.  In addition to a base level of required commissioning, additional credit for the LEED rating system is available for increased commissioning scope on a project.

THE PS&S SOLUTION

The client sought LEED certification for this three building complex. PS&S supported the LEED effort in the role as the commissioning agent. We supported the commissioning process by preparing the plan and checklists, verifying the performance data and providing the final commissioning report. PS&S’s goal was to support the project team in pursuit of completion of the USGBC-LEED fundamental commissioning prerequisite and obtainment of the Energy and Atmosphere - Additional Commissioning Credit #3. As a result of our commissioning specifications and our ability to work with the contractors up front, PS&S was able to provide a cost-effective fee to perform this commissioning effort. The project achieved LEED Silver Certification.
